A proper furnace tune-up means the panel comes off and the burners, flame sensor and safeties get tested.

The door hanger promises a full furnace tune-up for $59. The same company’s regular price, printed on its own coupon, is $189. Most homeowners land between those two numbers: HVAC.com puts a standard gas furnace tune-up at $80 to $150, HomeServe’s September 2026 cost guidance runs higher at $150 to $300, and an oil furnace typically costs $175 to $250.

So the price of one visit is easy to pin down. The harder question for 2027 is how to buy it: pay per visit each fall, sign up for a maintenance plan that usually costs $150 to $400 a year, or skip the pro and handle filters yourself. Each path wins for a different household, and the plan sold hardest is not always the one that saves money. If your furnace is old enough that you are weighing replacement instead, our HVAC replacement cost calculator gives you a ballpark first.

Three ways to pay for one hour of furnace work

A tune-up takes about an hour, by HomeServe’s and HVAC.com’s estimates. What changes from one path to the next is everything wrapped around that hour: the discounts, the fees and the sales pitch.

PathTypical yearly costWhat you getBest fit
Pay per visit$80 to $150 for gas; $175 to $250 for oilOne fall tune-up, no commitment, full price on any repairOne furnace, under warranty or in good shape, few repairs
Maintenance plan$150 to $400 a year, or about $10 to $30 a monthOne or two visits, 10% to 20% off repairs, priority scheduling, sometimes waived diagnostic feesFurnace plus central AC, older equipment, or a warranty that requires proof of service
Coupon visitAbout $50 to $70, often for new customers onlyA basic inspection, plus a technician with a reason to find workTesting a new company before you commit to anything
DIY only$10 to $30 per filterClean filters and working CO alarms, no combustion or safety testingNot recommended as the only plan for a gas or oil furnace

Plan prices come from Bob Vila’s survey of plan costs and from the One Hour Heating and Air franchise, which says most plans nationally fall between $150 and $400 a year. Coupon pricing comes from HVAC.com, which notes promotions are usually limited to first-time customers.

What a $59 coupon buys, and what $189 buys

The discount is real; the visit is just priced as a loss leader. Service Experts’ Mobile, Alabama branch ran a spring 2026 offer of $59 against a regular $189 tune-up, valid May 20 to July 10. On Groupon, Onsite Heating and Air sold a $59 furnace tune-up and cleaning listed at a $140 value, and Air Medic A/C and Heating sold a fall furnace tune-up plus a spring AC checkup, both for $59, against a stated $169 value. Fine print is where these differ: the Service Experts and Horizon Services coupons we read both excluded oil furnaces, and Horizon’s excluded existing plan members.

A company charging $59 for an hour of a licensed technician’s time expects to make money afterward, so know the going rates for the things a tune-up commonly turns up before the technician hands you a quote.

Finding during a tune-upTypical added costSource
Faulty igniter replaced$50 to $100 over the visit priceHVAC.com
Capacitor replaced (blower or AC side)$150 to $400One Hour Heating and Air
Separate service or diagnostic call$75 to $200 plus labor and partsHomeServe
Air duct cleaning$300 to $700Bob Vila
Emergency or after-hours visit fee$100 to $200 without a planOne Hour Heating and Air
Full furnace replacement$3,800 to $12,000 installedHomeServe

None of these is automatically padding. An igniter that is failing in October will fail in January, when HomeServe’s contractor survey found 18% of contractors running moderate or extended wait times. The fair move is to ask to see the worn part or the reading that flagged it, and to get a written price before any work starts.

Ten checks a full tune-up should include

Whatever you pay, the visit should look roughly like this. The list draws on ENERGY STAR’s maintenance checklist and the inclusions spelled out in the Groupon listings above. If your technician skips the combustion and heat exchanger checks, you bought an inspection, not a tune-up.

  1. Gas or oil connections and gas pressure checked, since ENERGY STAR calls faulty connections a fire hazard.
  2. Burner combustion and flame tested and the burners cleaned.
  3. Heat exchanger and flue inspected for cracks, rust and blockages that can leak carbon monoxide.
  4. High-limit switch and safety controls tested so the furnace shuts down when it should.
  5. Electrical connections tightened, with motor voltage and current measured.
  6. Blower cleaned and airflow checked; ENERGY STAR says airflow problems can cut efficiency by up to 15%.
  7. Moving parts lubricated where the design calls for it.
  8. Thermostat and start-up cycle checked, so the system starts, runs and shuts off properly.
  9. Condensate drain inspected on high-efficiency furnaces.
  10. Filter checked or replaced, depending on what the price includes.

Doing the membership math, one house at a time

Plans earn their money on repairs, not on the tune-up itself. One Hour Heating and Air describes typical plan discounts of 10% to 20% on parts and labor, and some plans waive diagnostic fees. Service Experts’ Maintenance+ plan advertises 15% off repairs and a waived diagnostic fee when you pay for a repair, though it does not publish a price. Logan Services in Ohio does: $19.99 a month in 2026, or about $240 a year, for one combined heating and cooling visit and $79 service calls.

Here is how that plays out for two hypothetical households. These are worked examples using the ranges above, not real quotes. The plan is priced at $240 a year with 15% off repairs and a waived diagnostic fee; the pay-per-visit tune-up is priced at $130.

Household A: furnace only, quiet year

Pay per visit: one $130 fall tune-up. Total: $130.

Plan: $240 for the year. Total: $240.

The plan costs $110 more. A newer furnace with no repairs rarely recovers the fee.

Household B: furnace and AC, one repair

Pay per visit: two tune-ups at $130, a $100 diagnostic call and a $300 capacitor. Total: $660.

Plan: $240, plus the capacitor at 15% off, $255. Total: $495.

The plan saves $165, and the gap grows as the equipment ages.

Before signing, read three lines of the plan agreement: whether it auto-renews, whether it covers one system or two, and whether the repair discount applies to parts, labor or both. A discount on labor alone is worth much less than it sounds.

When the warranty makes the decision for you

Furnace warranties typically run one to ten years and usually cover parts but not labor, according to Bob Vila, which also notes that many manufacturers expect annual professional maintenance to keep that coverage. Service Experts markets its plan as satisfying manufacturer warranty requirements, which tells you how often the question comes up.

The practical step costs nothing. Find the warranty document for your model, search it for the word “maintenance,” and see what it actually requires. If it does call for yearly service, keep every invoice with the date and the technician’s notes. A $130 receipt is cheap insurance on a heat exchanger or control board claim, and a plan is not the only way to produce one.

The $10 to $30 part you should not hire out

ENERGY STAR’s advice is to inspect, clean or change your filter once a month, because a dirty filter raises energy costs and can damage the equipment. Bob Vila prices replacement filters at $10 to $30. That habit does more for a furnace between visits than any coupon.

The other homeowner job is carbon monoxide alarms. The Consumer Product Safety Commission recommends battery-operated or battery-backup CO alarms on every level of the home and outside sleeping areas, and it counts more than 200 deaths a year from accidental non-fire CO poisoning tied to consumer products. What you cannot do safely yourself is test combustion, gas pressure or the heat exchanger. That is the hour you are paying a technician for, and it is why DIY works as a supplement, not a replacement.

Book in the off-season, not the first cold week

Fall is the recommended window, but the first cold snap is the worst time to call. In HomeServe’s 2026 survey, 11% of contractors reported waits of more than three days or turned customers away during peak heating season, and 32% said parts shortages had moderate to severe effects on timely repairs. The same survey found 43% of contractors say most of their customers do not schedule a tune-up on their own.

Promotions tend to run when technicians are idle. The $59 Service Experts offer above ran from late May into July, and HVAC.com recommends servicing before cold weather arrives, when technicians are less busy. If you are on a combined furnace and AC plan, getting both visits on the calendar well before the rush is the easiest win. No industry-wide price change for tune-ups has been announced for 2027; with contractors still reporting parts constraints, plan around today’s ranges rather than expecting coupons to get deeper.

Furnace service questions homeowners ask next

How much does an oil furnace tune-up cost?

More than gas. A Delaware contractor quoted by HVAC.com put oil furnace tune-ups at $175 to $250, against $70 to $130 for a standard visit, because cleaning the nozzle, filter and combustion chamber takes longer. Many coupons exclude oil equipment entirely, as the Service Experts and Horizon Services offers we reviewed did.

How long does a furnace tune-up take?

About an hour for a typical gas furnace, according to both HomeServe and HVAC.com. A visit that ends in 15 minutes almost certainly skipped the combustion and safety checks, and one that stretches past two hours usually means a repair was found.

Is a tune-up worth it on a 20-year-old furnace?

Usually yes, for safety alone, since an old heat exchanger is the part most likely to crack. Just do not let the visit turn into a stream of repairs. A common rule cited by Bob Vila is to replace rather than repair once a fix tops about 30% of the price of a new furnace, and HomeServe puts full replacement at $3,800 to $12,000.

Does a furnace tune-up include duct cleaning?

No. Duct cleaning is a separate job that Bob Vila puts at $300 to $700 on average, and the One Hour Heating and Air franchise lists duct sanitizing as an extra fee even for plan members. If a technician pitches it during a tune-up, ask what they saw in the ducts that justifies it.

Can a tune-up catch a carbon monoxide problem?

It can find the usual sources. ENERGY STAR’s checklist has the technician inspect burner combustion and the heat exchanger, and a cracked exchanger can leak carbon monoxide. A yearly visit is not a substitute for alarms: the CPSC recommends CO alarms on every level of the home and outside sleeping areas.

The rule we would use

If you have one furnace under ten years old and no repair history, pay per visit each fall and keep the receipt. If you have a furnace and central AC, or equipment past its tenth winter, price a plan against two single visits plus one likely repair; if the plan wins on that math, sign up and set a reminder before it renews. If a coupon brings someone to your door, take the $59 inspection, decline any quote you cannot see the reason for, and get a second price on anything over a few hundred dollars.

Pricing method: prices were researched in November 2026 for 2027 planning and may change. Ranges come from HVAC.com, HomeServe’s September 2026 release, Bob Vila, the One Hour Heating and Air franchise, published offers from Service Experts, Horizon Services, Logan Services and Groupon listings, ENERGY STAR and the CPSC. Local labor rates and equipment type move prices. Confirm warranty terms with your manufacturer and get written quotes. See our disclaimer.
