Carpet cleaning cost: a professional extraction wand on a living room carpet, half cleaned with fresh stripes and half still dingy

Professional hot-water extraction is the method most carpet cleaning quotes are built on.

The most common carpet cleaning mistake happens before the truck arrives: you count rooms the way you live in them, and the cleaner counts them by the square foot. Most American homeowners pay $125 to $250 for a professional cleaning, with HomeAdvisor putting the average at $182 and HomeGuide at $190 for one to three rooms. A whole three-bedroom house typically runs $200 to $500. The ads in your mailbox, though, say $99 or $119, and the distance between those two numbers is made of six predictable charges.

None of them are scams on their own. Stairs take time, oversized rooms take more solution, and a protector costs the company money to apply. The trouble is that they surface at the door, after the technician has walked the house, when saying no feels awkward. Each trap below comes with its typical price so you can budget for it, or decline it, on the phone instead.

Six ways a carpet quote grows, with typical add-ons

Figures come from published national cost guides and company price pages we checked in November 2026. Carpet cleaning is priced locally, often by franchise owners, and neither Stanley Steemer nor Zerorez had published 2027 price changes when we looked, so treat these as current prices for 2027 planning.

Sources: HomeGuide, HomeAdvisor, Zerorez Phoenix and Stanley Steemer pricing as reported by HomeGuide, November 2026.

1. Your living room counts as two rooms

A “room” in carpet cleaning is a unit of area, and every company defines it differently. HomeGuide says most professionals treat a room as 200 to 250 square feet. Zerorez’s Phoenix price page caps a room at 200 square feet of tacked-down wall-to-wall carpet and counts anything bigger as two or more. Stanley Steemer, according to HomeGuide, prices on an average room of about 300 square feet and charges more for larger ones.

That 100-square-foot difference matters in newer houses, where a 16-by-20 family room is 320 square feet. Under a 200-foot rule it is two rooms; under a 300-foot rule it is one, barely. Open floor plans make it worse. Checkbook, the nonprofit consumer group, warns that some companies count an L-shaped living and dining area as two rooms, which is fair on area but a surprise if you booked “three rooms” expecting the whole downstairs.

The fix takes five minutes with a tape measure. Multiply length by width for each carpeted space, add them up, and ask the company for a price on the total square footage. National guides put carpet cleaning at roughly $0.20 to $0.50 per square foot, so a 1,000-square-foot job should land near $250 to $500 at most companies.

2. Hallways, stairs and walk-in closets are billed on their own

The spaces between rooms are where specials quietly stop. Zerorez’s Phoenix page says plainly that hallways and stairs cannot count toward its three-room deal, then prices stairs at $5 a step plus $2 per linear foot of landing. Its “small area” category, up to 100 square feet, covers walk-in closets, entries, bathrooms and laundry rooms. Stanley Steemer, per HomeGuide, bills bathrooms, hallways, staircases and large walk-in closets as separate rooms.

Across the industry, HomeGuide reports $20 to $35 or more per hallway or walk-in closet, and $2 to $5 per step or $45 to $65 for one staircase with a single landing. A typical 13-step staircase at $5 a step is $65 before the landing, often more than the price of an entire bedroom.

3. The $99 ad that was never meant to be the price

Low teaser prices are a long-running complaint in this trade. Checkbook advises consumers to be wary of companies advertising extremely low per-room or per-rug prices, calling it often a bait-and-switch tactic, and its price surveys found that the same job can cost more than twice as much at one company as at another. A teaser gets the technician into your living room; the rest of the bill is made there.

Even honest specials carry fine print. Zerorez Phoenix advertised three rooms for $119 with a free hallway this fall, plus a $25 standard service fee. HomeGuide notes that most cleaners have a one- or two-room minimum and a job minimum of $100 to $150; Stanley Steemer’s is $125 regardless of floor size. So a one-room spill cleanup will never cost $39, no matter what the per-room price says.

4. Saying yes to every add-on at the door

Protectors, deodorizers and pet treatments are the most profitable lines on a carpet cleaning ticket, and they are sold in the moment. HomeGuide lists stain protection at $10 to $40 per room and pet urine or odor treatment at $20 to $40 or more per room. HomeAdvisor puts Scotchgard-type treatment at $20 to $40 per project and deodorizing at $0.10 to $0.30 per square foot. Stanley Steemer includes one free treatment, protector or deodorizer, with each cleaning, and charges about $18 per room for both, per HomeGuide.

Often worth paying for

  • Pet urine treatment in the one or two rooms where the pet actually goes; odor that soaks into padding rarely leaves with plain extraction.
  • Protector on a hallway, entry or family room carpet that takes daily foot traffic.
  • The free treatment, if your company includes one. Pick the one you would otherwise buy.

Usually safe to decline

  • Whole-house pet treatment when the pet uses two rooms.
  • Deodorizer on carpet that does not smell. Checkbook cautions that deodorizers may attract more dirt later.
  • Protector in guest rooms and bedrooms that see socks, not shoes.

Stain removal is the add-on to discuss before the visit. HomeGuide puts dedicated stain work at $125 to $250, and Checkbook notes that some companies ask customers to sign forms in advance excluding a long list of trouble spots. If a red wine stain is the reason you are calling, say so and ask what happens if it does not come out.

5. Leaving the couch where it is

Technicians will move furniture, but not for free at most companies. HomeGuide reports $25 to $75 per room if the furniture is not moved beforehand; HomeAdvisor lists $10 to $50 per item or $20 to $50 an hour. Checkbook found many companies give a small discount when customers clear the floor themselves.

Move chairs, side tables, floor lamps and anything breakable yourself the night before. Leave beds, dressers and sectionals, which most crews will work around or lift onto foam blocks, and ask whether that counts as “moving.” Pick up small rugs, toys and floor cords too; time spent clearing a room is time on your bill.

6. Picking the cheapest method and risking the carpet warranty

This is the slowest trap and the most expensive. Many carpet warranties require proof that the carpet was professionally maintained. Checkbook says that typically means professional cleaning every 12 to 18 months using hot-water extraction, and calls it “a very expensive requirement.” Angi describes 12 to 24 months as standard, advises saving every cleaning receipt and warns against dry foam, bonnet cleaning, dry powders and rotary brushes. Shaw’s own care page recommends professional hot-water extraction every 6 to 18 months depending on traffic.

The method gap is not huge in dollars. HomeGuide prices hot-water extraction at $40 to $90 or more per room against $30 to $90 for bonnet cleaning, the quick surface method common in low-cost offers. Saving $10 a room is a poor trade if the carpet is under five years old and you might ever file a wear claim. Ask which method the company uses, and if your carpet is still under warranty, ask the cleaner to confirm in writing that its process meets the manufacturer’s terms. Check your own warranty booklet for the exact interval, since it varies by brand and line.

One hypothetical quote, before and after the walk-through

To show how the traps stack, here is an example built from the rates above, not a real invoice. A homeowner books a three-room special for $119 to clean a 340-square-foot L-shaped living and dining area, three bedrooms, the upstairs hallway and a 13-step staircase with a 6-foot landing. The company uses a 200-square-foot room and charges $40 for each room beyond the special.

Line item (example)Why it appearsAmount
Three-room specialThe advertised price$119
Two extra roomsL-shaped living area counts as two; third bedroom$80
HallwayExcluded from this special$25
13 stairs at $5Billed per step$65
Landing, 6 linear feet at $2Billed per foot$12
Service feeFlat charge per visit$25
Protector, two rooms at $20Accepted at the door$40
Pet odor treatment, one roomAccepted at the door$30
Total$396

Nothing on that list is unreasonable by industry standards, and $396 for about 1,200 square feet is in line with national per-square-foot pricing. The problem is only that the homeowner expected $119. Measure first, skip the stairs this year and decline the second protector room, and the same visit drops to about $300.

When a rented machine is the smarter $65

For a single room, a spill or a rental move-out, renting can beat any professional minimum. ThePricer, citing Rug Doctor’s pricing pages in June 2026, lists the rental at $39.99 for 24 hours or $49.99 for 48 hours where offered, an upholstery and stair tool at $5.99, and 48-ounce cleaning solutions from $17.99 to $27.99. Some stores ask for a refundable $40 deposit, and returning the machine dirty or late can cost $40. Budget roughly $65 for a day with the tool and one bottle of pet formula.

The trade-off is power and time. Rental units generally pull out less water than truck-mounted equipment, so carpets stay damp longer, and a whole house is a full Saturday of work. A DIY cleaning also will not satisfy a warranty that asks for professional maintenance. Rent for touch-ups between professional visits, not instead of them.

Carpet cleaning price questions people ask after booking

How much does professional carpet cleaning cost for a whole house?

HomeGuide puts a three-bedroom home with about five carpeted areas at $200 to $500, and larger homes with six to eight or more areas at $300 to $700 or more. Full-service jobs that include furniture moving, stain work, protector and deodorizer average about $1 to $2 per square foot.

What are carpet cleaning prices per square foot?

National cost guides list about $0.20 to $0.40 per square foot (HomeAdvisor) and $0.25 to $0.50 per square foot (HomeGuide) for standard cleaning. Expect the higher end for small jobs because of minimum charges.

Should I tip a carpet cleaner?

It is optional. HomeGuide suggests 15% to 20% of the bill, or $10 to $20, for a crew that does careful work, moves furniture or handles a difficult job.

How long does carpet take to dry after professional cleaning?

HomeAdvisor says carpet cleaned with steam or hot-water extraction takes about 24 hours to dry fully. Running fans or air conditioning and keeping foot traffic off the carpet shortens the wait.

Will professional cleaning remove every stain?

Not always. Checkbook notes that some stains are extremely difficult or impossible to remove, and some companies ask customers to sign forms excluding trouble spots in advance. Point out stains before the job starts and ask what the company will do if one remains.

  • Air duct cleaning cost and the $99 specials
  • Dryer vent cleaning cost by symptom and vent location
  • Junk removal cost for that old carpet and pad
  • Bed bug treatment cost, heat vs spray

What to say when you call for a quote

Most of the traps above disappear if the price is settled before anyone parks in your driveway. Have your measurements in hand and read something close to this:

“I have about 1,200 square feet of carpet: a 340-square-foot living and dining area, three bedrooms, one hallway and 13 stairs. What is the total price with hot-water extraction, including any service fee, and how many rooms is that by your definition? Please quote protector and pet treatment separately, and email me the quote.”

Call three companies with the same script. Any quote that will not commit to a total until the technician sees the house is telling you where the bill will be made.

Pricing method: prices were researched in November 2026 for 2027 planning and may change. Figures come from HomeGuide, HomeAdvisor, Checkbook, Angi, Shaw Floors, Zerorez’s Phoenix price page and ThePricer’s summary of Rug Doctor rental pricing; local prices vary by company and market, and the itemized quote above is a hypothetical example.
