Foundation waterproofing cost: excavated foundation wall coated with black waterproofing membrane and drain pipe at the footing

Exterior waterproofing means digging to the footing, which is why it costs several times more than interior drainage.

Picture a March thaw that leaves a dark ring where the basement wall meets the floor. Most homeowners in that spot pay somewhere between $3,000 and $10,000 to fix it, according to 2026 cost data from Fixr and Angi, though the bill can start near $600 for one sealed crack and pass $15,000 once a crew digs down to the footing. Use those figures for 2027 planning; no trade group has announced price changes for next year.

Now picture two visits that same week. A waterproofing company proposes an interior drain and sump pump for about $11,000. A gutter crew offers to clear the gutters and bury the downspouts for a few hundred dollars. Both may be honest. They are rarely both right for the same house, and the gap between them is where most overspending on foundation waterproofing happens. The six mistakes below account for nearly all of it.

The fixes, cheapest first, and the water each one stops

Every waterproofing problem has a source. Price the fix that matches the source, not the most complete system on the menu. These are national ranges from 2026 cost guides; local labor, access and basement size move them.

FixTypical priceStops water from
Gutter cleaning visit$200 to $400Overflowing gutters dumping roof water at the wall
New gutters$3 to $30 per linear footUndersized or badly pitched gutters
Underground downspout lines$200 to $2,000Downspouts emptying beside the foundation
Yard regrading$500 to $3,000Soil or patios sloping toward the house
Epoxy crack injection$250 to $1,500 per crackA single leaking crack in poured concrete
Interior sealer or waterproof paint$1 to $8 per sq. ft.Dampness and minor seepage, not running water
Sump pump, installed$600 to $2,500Groundwater rising under the slab
Interior perimeter drain$40 to $120 per linear footWater entering where wall meets floor
Exterior excavation and membrane$7,000 to $15,000, about $20,000+ with new footing drainsWater pushing through the walls themselves
Sources: Fixr (February 2026), Angi, HomeGuide and This Old House (March 2026) cost guides.

Notice how the averages disagree. Angi puts the typical job near $5,213; This Old House, pricing a 1,000-square-foot basement with a fuller scope, lands at $13,640. Neither is wrong. They are measuring different fixes, which is the first clue that the scope of work matters more than the house.

Mistake 1: Booking a waterproofer before walking the yard in the rain

Home inspectors say this over and over. Reuben Saltzman of Structure Tech, a Minneapolis inspection firm, lists the usual causes of a wet basement as roof runoff from clogged or poorly pitched gutters, downspouts that drain too close to the house, and grading or hard surfaces that slope toward the foundation. His advice is to fix those first, because most homes that handle them properly never need a drainage system at all.

The cheapest diagnostic tool is an umbrella. During a steady rain, walk the perimeter and look for gutters spilling over, downspouts that end at the wall and puddles that form against the siding. If the wet spot inside sits below one of those, you have probably found your problem.

To see how far apart two opening quotes can be for the same damp corner, here is a hypothetical example built from the ranges above, for a 1,000-square-foot basement with roughly 130 feet of perimeter wall.

Line itemQuote A: inside the basementQuote B: outside the house
Main work130 ft of interior drain at $60 to $90 per ft: $7,800 to $11,700Regrade the low side of the yard: $500 to $3,000
Water handlingSump pump and pit: $1,200 to $2,500Underground downspout lines: $200 to $2,000
UpkeepPump replacement every several yearsGutter cleaning: $200 to $400 a visit
Opening cost$9,000 to $14,200$900 to $5,400
Example only, not real quotes. Interior drain rate uses the middle of the $40 to $120 national range.

Quote B is not always enough. Houses on high water tables, or with water rising through the floor rather than running down the walls, often need the interior system anyway. But trying the outside fixes first costs a fraction of the drain, and if the basement stays dry through a full wet season, you have saved thousands. Our gutter installation cost guide prices new runs by material if yours are too small for the roof.

Mistake 2: Letting a moisture meter write the scope

One sales tactic comes up often enough to name. A salesperson presses a pin-type moisture meter, a tool designed for wood, against the concrete wall, watches the needle jump and uses the reading to justify a perimeter drain. Saltzman’s view is blunt: the meter cannot predict future water problems, and a homeowner shown that demonstration should politely end the appointment.

Concrete is porous and often reads damp without leaking. Useful evidence looks different: a water stain line, efflorescence (the white, chalky mineral crust left when water evaporates through masonry), rust on the bottoms of metal shelving, or photos of an actual leak during a storm. Bring that evidence to the estimate. A company that can show you where water enters and why is selling a repair; one that cannot is selling a system.

If the quotes conflict badly, a third opinion from someone who does not sell the fix is cheap by comparison. Fixr lists a foundation inspection at $300 to $1,000, and a structural engineer is worth it when walls are bowing or cracks are wider than a pencil lead. Our foundation repair cost guide covers what those crack patterns usually mean.

Mistake 3: Paying for the wrong side of the wall

Interior and exterior waterproofing solve different problems, and the price gap between them is wide. Angi puts typical interior work near $3,000 and extensive exterior work near $7,000, while HomeGuide’s 2026 figures for a 750 to 1,000 square foot basement run $4,500 to $10,000 inside and $10,000 to $15,000 outside.

An interior drain does not keep water out of the wall. It collects water that has already come through and pumps it away. That is often the right answer for an unfinished basement where the goal is a dry floor. Exterior work, which means excavating to the footing, cleaning the wall and applying a membrane with a drain at the base, actually stops water at the outside face. It earns its price when:

  • The basement is finished, and you do not want water inside the drywall even if a drain would catch it.
  • The walls are block, and water is filling the cores and weeping out across the whole surface.
  • The house is new or the walls are already exposed for another project, so the digging is already paid for. A liquid membrane runs $3 to $6 per square foot and sodium bentonite $2 to $5 when the wall is open.

Excavation is the expensive part. Angi lists it at $50 to $200 per cubic yard, HomeGuide puts an excavator and operator at $100 to $300 an hour, and decks, driveways and plantings along the wall add removal and replacement. Get those restoration costs written into the quote, not mentioned verbally.

One more trap: bowing or cracked walls are a structural problem, and waterproofing will not fix them. HomeGuide prices wall anchors at $400 to $900 each and carbon fiber straps at $3,000 to $5,000 for a 20 to 25 foot wall. If a waterproofing quote includes these, ask whether an engineer has looked at the wall.

Mistake 4: Expecting a $47 gallon of paint to stop running water

A gallon of DRYLOK Extreme masonry waterproofer costs $46.98 at Home Depot, and for a damp, unfinished wall it is a reasonable first step. Hired out, waterproof coatings and silicate sealers run $1 to $9 per square foot, or about $500 to $1,000 for a full interior coating job, per Angi.

Coatings handle dampness. They do not hold back water under pressure, and paint applied over a wall that is actively leaking tends to blister and peel. Angi also budgets about $1,000 every five to ten years for resealing, so a coating is a recurring cost, not a one-time cure. Paint over a real leak and you pay twice: once for the coating, again for the fix you needed in the first place.

The same logic applies to crack injection. Epoxy or polyurethane injection, at $250 to $1,500 a crack, is excellent for one leaking crack in a poured wall. It is poor value when water is coming in at several points, because a perimeter drain would handle all of them for a predictable per-foot price.

Mistake 5: Buying the word “lifetime” instead of the warranty terms

Long guarantees are a big part of how interior systems are sold, and Checkbook, the nonprofit consumer group, warns that they are worth less than they sound. Its reasons: waterproofing companies often go out of business, some guarantees require an annual fee to stay in force, and sump pumps frequently carry far shorter coverage than the drain itself. Even companies with strong warranties draw limits. U.S. Waterproofing, for instance, offers a transferable lifetime warranty on interior work but a limited one on exterior work, and says new cracks elsewhere in the basement are repaired for a fee.

Six warranty questions to ask while the contract is still unsigned
  • Does the warranty transfer to a buyer, and is there a fee or paperwork to transfer it?
  • Is an annual inspection or service fee required to keep it valid?
  • Does it cover only the walls treated, or any water in the basement?
  • Is the sump pump covered by the company or only by the manufacturer, and for how long?
  • Does it pay for damaged finishes and belongings, or only for redoing the system?
  • Can most of the payment wait until the work is done?

That last question matters. Checkbook advises paying most or all of the cost after completion and, if possible, holding final payment until the first heavy rain proves the job works. Contractors who resist that are telling you something.

Mistake 6: Spending $10,000 on a drain and nothing on what happens when the power fails

An interior drain is only as good as the pump at the end of it, and the storms that test it hardest are the same ones that knock out power. The hardware is not what makes the system expensive: a Zoeller M53, a widely used 3/10-horsepower cast iron pump, sells for about $229 at plumbing retailers. Installation with a new pit and electrical work is what pushes the range to $600 to $2,500. Ask whether the quote includes a battery backup and an alarm, and price them separately if not.

Then call your insurer. Standard homeowners policies generally do not pay for water seeping through foundation walls, and damage from a backed-up drain or failed sump pump usually requires a water backup endorsement.

NerdWallet’s writer was quoted $7 a year for about $8,000 of water backup coverage and $17 a year for nearly $30,000.

NerdWallet, water backup coverage explainer

Prices vary by insurer and location and can reach about $250 a year, with limits often starting near $5,000. Flood insurance is a separate product again: FEMA’s National Flood Insurance Program covers basement essentials like furnaces, water heaters and sump pumps but excludes finished walls, flooring and most belongings stored below grade. Confirm your own coverage with a licensed agent; these details differ from policy to policy. If water has already soaked drywall or carpet, see our mold remediation cost guide before you choose a waterproofing fix.

Foundation waterproofing questions buyers ask after the first quote

What does foundation waterproofing cost per square foot?

Most 2026 cost guides put basement and foundation waterproofing at about $3 to $10 per square foot of basement, and HomeGuide’s broader range is $6 to $15. The lower figures usually reflect interior coatings or partial drains, the higher ones full perimeter systems or exterior work.

Do I need a permit to waterproof a foundation?

Some jobs do, especially exterior excavation and new electrical circuits for a sump pump. Permit fees typically run $75 to $500 or more. Ask the contractor to pull the permit and list the fee in the quote, and check with your local building department.

Is it cheaper to waterproof a foundation during new construction?

Yes, by a wide margin. With the walls already exposed, there is no excavation or yard restoration to pay for, and the membrane itself is a modest per-square-foot cost. Retrofitting the same exterior protection later means digging back down to the footing.

Is basement waterproofing tax deductible?

Generally not as a yearly deduction on a primary home. A permanent improvement may be added to your home’s cost basis, which can reduce taxable gain when you sell. Keep the invoice and confirm your situation with a tax professional.

Do I have to disclose past basement water when I sell?

Disclosure rules are set by each state, and many seller disclosure forms ask directly about water intrusion and repairs. A documented repair with a transferable warranty is usually easier to explain to buyers than an undisclosed problem. A local real estate attorney or agent can confirm your state’s rules.

Three calls to make, in this order

  1. A gutter or drainage contractor, or yourself on a ladder. Clean and re-pitch the gutters, extend or bury the downspouts and fix any grade that slopes toward the house. Then wait through a wet season. Budget: a few hundred dollars to about $5,000.
  2. Someone who does not sell the fix. If water keeps coming, pay a home inspector or structural engineer, about $300 to $1,000, to tell you where it enters and whether the walls are sound. Take that report to every estimate.
  3. Three waterproofing companies, with the same scope in writing. Ask each to price the specific fix the report points to, list excavation and restoration separately, and spell out warranty terms. Compare line by line, and keep most of the payment until the first hard rain.

Other bills that start below grade

  • Foundation repair cost, matched to the crack you see
  • Sump pump cost: replace, install new or add a backup
  • Gutter installation cost by material and size
  • Mold remediation cost, room by room
  • Home inspection cost and the add-ons worth ordering
  • Concrete slab cost for patios, garages and additions
