Drywall cost: new drywall sheets hung on studs with taped seams and joint compound in a room under renovation

Hanging the sheets is the fast part; taping and finishing the seams is where most drywall labor goes.

The person who tapes and muds your drywall earns more than the person who hangs it. The Bureau of Labor Statistics puts the median pay for tapers at $68,270 a year, against $58,930 for drywall installers, and that gap tells you how to spend your money. A half-inch 4×8 sheet costs about $17 at Home Depot, while a crew that hangs and finishes the job typically charges $1.50 to $3.50 per square foot of wall, according to HomeGuide’s cost data. So a 12×12 bedroom that needs about $390 in materials can cost $800 to $1,850 done by a pro.

Most of that labor is finishing, not hanging. That makes the useful question less “how much is drywall?” and more “which half of the job should I pay for?” Below are the three realistic ways to get a room drywalled, priced side by side, followed by a rule for picking one.

One bedroom, three ways to pay for it

Take an example 12×12 bedroom with 8-foot ceilings. Walls plus ceiling come to 528 square feet of board, roughly 17 sheets, so buy 18 to allow for waste. At current Home Depot prices that is about $300 in UltraLight panels, $47 for two 4.5-gallon buckets of joint compound, and roughly $45 for screws, tape and corner bead, using HomeGuide’s material ranges. Call it $390 in supplies.

Path (example 12×12 room)You payYour timeMain risk
Hire a crew to hang and finish$792 to $1,848 (at $1.50 to $3.50 per sq ft)NonePaying top-of-range rates for a small job
Hang it yourself, hire a finisherAbout $390 in materials plus $185 to $581 for taping and mud (at $0.35 to $1.10 per sq ft)One or two weekendsFinishers may charge a job minimum, or ask you to fix bad hanging first
Do everything yourselfAbout $390 in materials, plus about $40 a day for a ceiling lift and any tools you lackSeveral weekends, with drying time between coatsVisible seams and ridges after you paint
Example only. Labor rates from HomeGuide; material prices from Home Depot listings in November 2026.

The middle row is the sweet spot for most handy homeowners. You keep the strenuous but forgiving work for yourself and pay a specialist for the part that shows. The fourth combination, paying someone to hang and then finishing it yourself, gets the trade backward: you pay for the easy half and keep the hard one. Angi prices hang-only work (Level 0) at about $0.80 to $1 per square foot, so you would save little and still own the riskiest part of the job.

Hanging is heavy work, but it forgives mistakes

Hanging is measuring, cutting, lifting and screwing panels to studs. A gap of an eighth of an inch at a corner disappears under tape and compound. What separates a good hang from a bad one is planning, not skill:

  1. Do the ceiling first. Wall sheets then hold up its edges. Rent a panel lift; HomeGuide puts rental at about $40 a day, which beats two people pinning a sheet overhead while a third drives screws.
  2. Buy longer sheets where you can. A 4×12 UltraLight panel is $22.32 at Home Depot against $16.68 for a 4×8, but it covers 50% more wall with fewer butt joints. Butt joints, where two factory-cut ends meet, are the hardest seams to hide.
  3. Run sheets horizontally on walls. One long seam at mid-height is easier to finish than several vertical ones.
  4. Keep seams off door and window corners. Seams that line up with an opening’s corner are where cracks show up later.
  5. Set screws just below the surface. Not so deep that they tear the paper. Torn paper is the most common hanging defect a finisher will charge to fix.

Ceilings above 8 feet, stairwells and vaulted rooms change the math. These are where pros earn their fee and where HomeGuide’s ceiling pricing climbs to $3.80 per square foot. If your project has any of them, get those areas hung by a crew even if you do the flat walls.

Tape and mud: the part your eye judges

Finishing is three coats of joint compound over tape, each wider and thinner than the last, then sanding. Each coat needs time to dry. Amateur finishing fails in predictable ways: ridges along seams, bubbles under tape, and “flashing,” where patched areas show through paint at a different sheen. None of it shows until the first coat of paint and a low afternoon sun.

Median pay for drywall tapers: $68,270 a year. For the installers who hang the board: $58,930.

U.S. Bureau of Labor Statistics, Occupational Outlook Handbook, May 2025 wage data

Finishing is also priced by quality level, and the level you ask for moves the bid. HomeGuide’s installed prices by level:

Finish levelWhat it looks likeInstalled, per sq ftWhere it belongs
Level 0Hung, no tape$0.85 to $1.90Temporary walls only
Level 1Tape set in mud$1.15 to $2.15Attics, above ceilings
Level 2One coat over tape$1.30 to $2.60Garages, under tile
Level 3Two coats$1.50 to $2.75Walls getting heavy texture
Level 4Three coats, sanded$1.70 to $3.20Most painted rooms
Level 5Level 4 plus a full skim coat$1.75 to $3.50Glossy paint, strong side lighting

Ask every bidder which level they are quoting. A cheap bid at Level 3 and a pricier one at Level 4 are not the same job. If your walls will get flat or eggshell paint and ordinary lighting, Level 4 is enough, and paying for Level 5 adds little you will see.

Board choice adds $1 to $7 a sheet

Standard half-inch board covers most rooms. Specialty panels belong only where a code or the room calls for them. Current USG Sheetrock prices at Home Depot, per panel:

PanelSingle sheetBulk priceUse it for
1/2 in. UltraLight, 4×8$16.68$14.18 (34+ sheets)Ordinary walls and ceilings
1/2 in. UltraLight, 4×12$22.32$16.74 (34+)Long walls, fewer seams
5/8 in. Firecode X, 4×8$17.78$15.11 (26+)Garage walls and ceilings, furnace rooms
1/2 in. UltraLight Mold Tough, 4×8$23.58$20.04 (34+)Bathrooms, laundry rooms, basements
5/8 in. Mold Tough Firecode X, 4×8$23.42$19.91 (26+)Damp areas that also need fire rating

The bulk column matters more than the brand. Home Depot’s discount kicks in at 34 half-inch sheets, so a basement or a two-room job can save about $2.50 a panel just by buying all the board at once. On garages, the International Residential Code generally requires gypsum board on the garage side of a shared wall and 5/8-inch Type X on the ceiling when a living space sits above. Check your local code before you buy.

For 2027, no major gypsum maker had announced a list-price increase as of early November 2026. The federal producer price index for gypsum building materials stood at 367 in August 2026, up about 1.6% from May. Prices are drifting, not spiking, so there is little reason to rush a purchase or stockpile board.

Bigger jobs, where the DIY math changes

Savings from doing the work yourself grow with square footage. So do the weekends, the sanding dust and the odds of a seam you regret. HomeGuide’s installed ranges by project:

ProjectHired out, installedWorth doing yourself?
5×8 bathroom$300 to $1,000Rarely. Small jobs hit minimum charges, and moisture-resistant board plus tight corners make it fiddly.
12×20 primary bedroom$750 to $2,600Hang it yourself, hire the finish
Two-car garage (20×20)$1,000 to $3,900Yes, if a Level 2 or 3 finish is fine
1,000 sq ft basement$1,500 to $7,000The biggest savings; consider hanging it yourself and hiring the finish
2,000 sq ft whole house$8,000 to $30,000Hire a crew. At this size, your time and the risk of uneven seams outweigh the savings

The garage is the clearest DIY win. A Level 2 finish is normal there, so the hardest skill drops out of the job. A finished living room is the opposite: everyone sees the walls.

Charges that arrive before the first sheet goes up

New drywall over open studs is the cheap case. Replacing existing walls adds steps, and HomeGuide’s replacement price jumps to $2 to $6 per square foot. Budget for these before you compare bids:

  • Tear-out and disposal: $0.50 to $2.50 per square foot. For a large job, a roll-off dumpster may be cheaper than per-load haul-away.
  • Asbestos testing: $250 to $850. Some joint compounds made before the late 1970s contained asbestos, so test before sanding or demolishing old walls.
  • Mold: wet or stained board in a basement usually means the cause has to be fixed first. See what mold remediation costs by room.
  • Permits: $50 to $400 where required, typically for basements, garages and anything structural.
  • Texture: $0.80 to $2 per square foot if you want orange peel or knockdown to match existing walls.

Open walls are also your cheapest chance to add insulation or run new wiring. Once the board is up, both cost more. If the room has exterior walls or sits under an attic, price spray foam or batts now.

Questions drywall bids leave open

Do drywall contractors charge per sheet or per square foot?

Both are common. HomeGuide puts installed pricing at about $30 to $70 per sheet, and Angi at $60 to $90 per panel installed. Per-square-foot pricing is easier to compare between bids, so ask each contractor to convert.

What do drywall contractors charge per hour?

HomeGuide lists drywall contractors at about $40 to $100 an hour. Hourly billing is more common for small repairs than for new installation, which is usually bid by the job.

Is drywall installation cheaper in winter?

It can be. Angi suggests booking during the off-peak winter season, when crews have more openings and may price more competitively. Interior drywall work is not weather-dependent, so it is a good candidate for winter scheduling.

Does drywall installation cost include painting?

Usually not. A Level 4 finish leaves walls ready for primer and paint, which is a separate trade and a separate bill. Ask whether the bid includes priming, since some finishers will add it.

How much does drywall cost for a small repair instead of a full room?

HomeGuide puts drywall repair at about $200 to $750. Small patches cost little in materials but carry a trip charge or minimum, so bundle several repairs into one visit.

A rule for splitting the job

If your job is…Then…
A garage, utility room or storage spaceDo it all yourself. A Level 2 or 3 finish hides little and needs to hide little.
A bedroom, office or basement with 8-foot ceilingsHang it yourself and hire a finisher for Level 4. You keep most of the savings and none of the visible risk.
A living room, stairwell, vaulted ceiling or anything over 8 feetHire the whole job. The access, the weight and the lighting all work against you.
A small bathroom or a few patchesBundle it with other work, or do it yourself. A pro’s minimum charge can exceed the job.

Complete guide: Home Improvement Costs in 2027: A Complete Price Guide

Pricing method: prices were researched in November 2026 for 2027 planning and may change. Figures come from HomeGuide and Angi cost data, Home Depot’s online listings for USG Sheetrock panels and joint compound, the Bureau of Labor Statistics Occupational Outlook Handbook and the BLS producer price index.
